Dardaris is an AI property manager for private landlords and small agencies. It does the daily admin of renting out property instead of just showing it on a dashboard. Most property software gives you a place to record what happened; Dardaris is built to do the recurring work itself, while leaving the decisions that matter with you.
What it does
Rent and payments: it sends rent requests, matches incoming payments against your bank transactions, and follows up on late rent one polite step at a time.
Leases: 14 contract types, reusable clauses in your tenants' own languages, and rent reviews calculated from the rules that apply to each property.
Repairs: it reads a tenant's complaint, works out whose cost it is likely to be, and lines up quotes side by side so you can choose.
Tenant communication: email, SMS and WhatsApp in one thread, answered in the tenant's own language.
Compliance: certificates and statutory deadlines are tracked on a calendar, with reminders before they lapse.
Short stay: multi-channel calendar management is coming soon.
You choose how much it does
Every task runs at one of three levels. Auto means it happens and is logged. Notify means it happens and you are told. Review means nothing moves until you approve. Spending caps, quiet hours and exceptions can only make it more careful, never less. Anything with a real consequence, such as spending above your cap, formal notices, rent indexation or a termination, is prepared in full and waits for your decision.
Transparent by design
Every action is written to a log in plain words, with the reasoning and the rule that triggered it, so you can always explain a figure to your accountant or a tenant. Each jurisdiction has its own readable rule pack for deposits, notice periods and indexation, and anything that could not be confirmed at the source is flagged for you to check rather than guessed.
Who it is for
Dardaris is designed for owners with a handful of units who are tired of spending evenings on spreadsheets and bank statements, and for small agencies managing up to around a hundred units who want to take repetitive admin off their team's plate. You can start with a single property, set how it should behave, and extend from there. Your records can be exported in full at any time.
Languages and pricing
The product is available in English, French, Dutch, German, Spanish and Arabic. There are three plans: Owner (up to 3 units), Pro (up to 25 units) and Agency (up to 100 units), with annual billing available. Plans are currently discounted during early access, and you can start with a trial.
